We’ve moved thousands of families into — and around — the Kansas City metro over the past 15 years. That gives us a pretty unique view of where people are settling, what they’re looking for, and what surprises new residents most about life in KC. If you’re relocating here, this guide is for you.
Kansas City, MO — The Core
The Plaza / Brookside / Waldo
These south KC neighborhoods are perennially popular for young professionals and families who want walkability, great restaurants, and distinctive older homes. The Plaza is KC’s iconic upscale shopping district. Brookside has a small-town feel with indie shops and tree-lined streets. Waldo is more affordable and has a strong neighborhood identity. All three are highly competitive real estate markets.
Crossroads Arts District / Downtown
KC’s urban core has seen significant investment over the past decade. Crossroads is the arts and restaurant hub — if you want loft living, walkability, and a vibrant dining scene, this is it. Downtown proper is growing fast with new apartment buildings and easy access to the T-Mobile Center and Union Station.
Northland (Liberty, Parkville, Gladstone)
North of the river, the Northland is known for excellent schools, newer construction, larger lots, and a more suburban feel at a lower price point than comparable Johnson County neighborhoods. Liberty in particular is one of the fastest-growing cities in Missouri and a popular choice for families.
KC Suburbs — Missouri Side
Lee’s Summit
One of the most popular destinations for families relocating to KC. Lee’s Summit has top-rated schools, a charming historic downtown, and a wide range of housing from starter homes to large subdivisions. It’s about 20 miles southeast of downtown KC and has its own strong community identity.
Blue Springs / Independence
These east-side suburbs offer the best price-per-square-foot in the metro. Blue Springs has great parks, good schools, and a tight-knit community feel. Independence is the largest suburb on the Missouri side and offers a wide range of neighborhoods and price points.
Grain Valley
A fast-growing small city east of Blue Springs with newer construction, lower taxes, and easy I-70 access. Popular with young families who want newer homes at a lower cost than Lee’s Summit or the Johnson County suburbs.
Johnson County, Kansas — The West Side
Overland Park
The second-largest city in Kansas and the heart of Johnson County. Overland Park is a major employment hub (Sprint/T-Mobile, Garmin, many financial services firms), with excellent schools, safe neighborhoods, and abundant shopping and dining. It’s consistently ranked one of the best cities to live in the US. Higher cost of living than the Missouri side, but Kansas income tax rates are competitive.
Olathe
More affordable than Overland Park with equally strong schools. Olathe has grown rapidly and has a lot of newer construction. Strong community feel, good parks, and easy highway access.
Leawood / Prairie Village
The premium end of Johnson County. Leawood and Prairie Village have beautiful older homes, mature trees, and some of the best schools in the state. Town Center Crossing (Leawood) and Corinth Square (Prairie Village) are go-to shopping destinations. Expect to pay a premium — these are among the most desirable zip codes in the metro.
What Surprises Most New Kansas City Residents
- The barbecue is as good as advertised. Joe’s, Q39, Jack Stack — you’ll form opinions fast.
- The cost of living is genuinely low. Coming from a coastal city? Your budget goes much further here.
- People are friendly and helpful. “Kansas City nice” is a real thing.
- The highway system can be confusing. I-435 loops the metro, I-70 runs east-west, I-35 goes northeast-southwest. Budget extra time until you learn the shortcuts.
- Missouri vs. Kansas matters more than you’d think. Different income tax rates, vehicle registration rules, and school districts. Most families pick a side and stay.
